Checking in

  • Check-in time is 4 pm.

  • Please park to the right of the gate entry. Please do not drive left when headed towards the cabin.  You may damage the septic system!

  • Use the provided code to unlock the door.

Checking out

  • Check-out time is 11 am.

  • Place all trash in trash cans.

  • Place dishes in the dishwasher.

  • Turn off lights and set A/C to 74*.

  • Please notify the host of departure.

Safety equipment

  • Fire extinguisher is located under the kitchen sink

  • First aid kit is located in the drawer in the half-bathroom

Doors & entrances

Front door

  • Use the provided code to unlock the door.

  • The front door automatically locks after 3 minutes.

  • Door codes are changed after each guest.

Main floor sliding door

  • The center panel of the sliding door has a lock on the interior.

  • Please be careful not to apply much force as it glides easily.

Adjoining room door

  • When renting only 1 unit, the adjoining door at the top of the stairs will be locked.

  • If renting both units for whole home access, keys will be provided at check-in for access.

2nd floor french doors

  • Both doors will open into the Master Bedroom.

  • Please be careful when shutting the door on the left to turn the handle upward (toward the ceiling) to engage the lock and keep the left door in place.
    By not completing this step, even a slight breeze can open both doors and allow rain or pests to enter.

Rules

House rules

  • No smoking or vaping inside the house.

  • No parties or events.

  • No aggressive dogs.

  • Quiet hours are from 10pm to 7am.

  • No illegal activity on the premises.

  • Consider removing your shoes when inside the house.

  • Please keep doors closed to avoid letting wildlife and insects into the house.

  • Please take care of the house. You will be charged for any theft or damage to the property and furnishings.

River & property rules

  • River access and use is at your own risk.

  • There is wildlife on the property including deer, boar, snakes, spiders, and other insects. Please practice good judgment when interacting with wildlife.

  • If one of the dogs who live on the property shows up on the Garbo’s Goodnight side, please avoid feeding them.

  • Do not litter on the outside property.

Amenities guide

  • Television

    Streaming information: Amazon Prime is available to guests.  All others will require a separate login

    Remote location: on the TV console

  • Sofa bed

    Remove the sofa cushions to reveal the pull-out mattress.

    Linens, pillows, and blankets for the sofa bed is inside of the ottoman.

  • Tea & Coffee

    Complimentary tea is on the counter and the coffee maker with coffee and filters are inside the pantry.

    We have oat creamer inside of the fridge.

  • Pull out desk

    Press on the door under the stairs closest to the fabric hanging to open up the door that hides the pull-out desk

    Pull out the desk on casters. A stool from the dining table also doubles as a desk chair.

  • Yoga mats, foam roller, and yoga blocks

    Press on the center door under the stairs to open up a pull-out drawer with these stretching amenities.

  • Laundry

    Washer, dryer, hamper, and detergent is located inside of the pantry.

  • Cleaning supplies

    Kitchen cleaning supplies are under the sink.

    Brooms and dustpan are in the pantry.

  • Towels, linens, bathrobes

    Bath towels are inside of the center drawer of the upstairs bath.

    Additional hand towels are inside of the drawers in the half bath.

    Additional linens, towels, and bathrobes are in the upstairs walk-in closet.

  • Thermostat

    Each unit has an upstairs and downstairs mini-split with its own dedicated control.  Please feel free to set the AC to your comfort level

    We recommend setting the A/C to 74* when you leave.

  • Borrow basket

    We have a black borrow basket in the pantry and inside of the upstairs bath vanity. If you have anything (not perishable) you’d like to leave behind for the next guest feel free to place it in the relevant basket.

Get to know us

Hello! We’re James and Joannie. We live on the opposite side of this property with our five dogs. We absolutely love this little slice of the Colorado River so you might find us down by the water with:

  • Ryder: German Shepherd (Big, dumb, friendly, and extra food-motivated.)

  • Luna: Cocker Spaniel/Labrador mix (Very good girl who loves to cuddle with anybody.)

  • Arne: Chihuahua/Daschund mix (Adventurous muscle boy.)

  • Piper: French/English Bulldog (Bad bitch.)

  • Moe: Shih-Tzu/pomeranian mix (Senior with hearing and sight loss.)
